Swire Properties Lifts Diversion Rate from 36% to 41% with Real-Time Waste Data

Problem
Swire Properties, a global leader in sustainable development, set out to reach a 50% waste diversion rate in its Hong Kong commercial operations by 2030. But with tenants responsible for about 90% of the waste generated, progress was hindered by manual waste data collection methods—inefficient, error-prone, and lacking actionable insights. The challenge was both technical and behavioral: getting accurate, real-time data while also engaging thousands of tenant employees in better waste habits.
Solution
Swire Properties rolled out Spare-it’s smart waste tracking solution across 32 floors in Taikoo Place, Pacific Place, and Citygate. Spare-it’s WiFi-free scales, AI-powered photo data, and real-time dashboards allowed tenants to accurately track waste and contamination at the bin level. Spare-it also ran site visits, optimized bin placement, and delivered engaging recycling content on screens—turning data into behavior change. Gamified leaderboards helped create friendly competition among tenants, boosting engagement even further.
Results
In just one year, average tenant diversion rates rose from 36% to 41%. Tenants gained baseline data on waste types, locations, and timing, enabling targeted reduction strategies. Spare-it’s platform is now a core part of Swire Properties’ Green Performance Pledge program, helping tenants meet their sustainability goals and elevating Swire’s circular economy mission. Encouraged by the impact, Swire continues to expand Spare-it’s footprint across its portfolio.
